Northlake Commons - redefining sustainable design with high-performance insulating glass

Northlake Commons is a LEED Core & Shell v4.0 Platinum-certified mass timber office and life sciences project located on Seattle’s Lake Union waterfront. Designed by Weber Thompson, the 275,000 SF building features exposed timber structures, operable curtain walls, and expansive terraces while setting new standards in sustainable design.

Garibaldi Glass fabricated Guardian SNX 51/23 on clear, a triple-silver low-e glass that balances solar control, thermal performance, and a clean, modern aesthetic.
Working alongside Mission Glass LLC and Technoform, Garibaldi delivered high-performance IG units featuring the Technoform’s warm edge spacer. This combination supports energy efficiency and performance while aligning with the project’s ambitious sustainability goals. The result is high-performing glass with exceptional clarity, durability, and quality.

Technoform’s hybrid warm edge spacers play a vital role in enhancing the thermal performance of glazing systems. By reducing thermal bridging and limiting heat loss, they contribute to improved U-values, supporting occupant comfort and reduced energy use — essential for achieving LEED Gold certification.
